Smart CCTV Solutions for Property Managers
Fewer complaints, documented evidence, and smoother operations.
Designed for property management companies and owners’ corporations, this system offers 24-hour recording, falling-object detection, stairwell smoking and dumping alerts, ANPR car park control, body-worn cameras, visitor and resident access management, and comprehensive system maintenance.
Every day, property managers and owners’ corporations face three main challenges: limited staffing, resident complaints, and legal risks related to falling objects, fire escape misuse, and unknown visitors. Alcon Tech designs integrated security systems for estates, mall-residential complexes, industrial buildings, and clubhouses—transforming CCTV from a “look it up later” tool into a system that provides live alerts and automatic evidence collection. This enables management offices to monitor higher-risk areas more effectively with fewer personnel.
Staff Are Stretched Thin
Guards rotate shifts frequently. It is impossible for one person to monitor screens, patrol stairwells, and cover the car park continuously.
Complaints Never Cease
Falling objects, smoking, discarded furniture, and non-resident cars in residents’ bays—households want answers now.
Legal Exposure
Criminal liability, fire safety regulations, privacy, and evidence: the corporation requires records that can be traced.
Security That Fits How Estates Actually Run
From the lobby and stairwells to the roof, refuse rooms, and car park, cameras and AI are strategically placed to address real pain points. You don’t have to replace the entire old system all at once.
Sites We Can Name
Estates and properties where our systems are already installed, or that we may list publicly. Contract terms and site rules apply.

Questions Property Managers and IOs Ask
If we add falling-object cameras, do we need to replace every existing CCTV system?
Not usually. We first assess whether the current HD cameras provide sufficient quality. Then, we add points on the roof, light well, and façade, along with AI enhancements. A full replacement is only recommended if image quality or coverage is inadequate.
Do stairwell cameras violate residents’ privacy?
Stairs and escape routes are common areas; however, lenses should not be positioned too close to flat doors, and the watch zone should be clearly marked. We set the angle, retention period, and whether audio recording is enabled, in accordance with the Personal Data (Privacy) Ordinance guidelines.
Can ANPR handle monthly, hourly, and visitor cars simultaneously?
Yes, whitelist auto-open, hourly charging, and visitor check-in can all be managed within a single system, with car park CCTV footage retained as evidence for bay disputes, barrier violations, and theft.
The corporation does not yet have the full works budget. Can we begin with the high-risk areas?
Yes, start with falling objects, rear-stair smoking, and lobby tailgating—high-complaint, high-liability issues—then expand in phases. Installments can run alongside that.
Will guards resist wearing body cameras?
Most front-line staff prefer having an objective record. Video footage not only protects them from false claims but also assists the office in reviewing patrol quality and resolving resident disputes.
What does a maintenance contract cover?
It typically covers scheduled visits, lens cleaning, NVR and disk health checks, software updates, fault repairs, and emergency coverage. The scope is determined after the survey, based on the size of the estate.
