Smart CCTV for property managers
Fewer complaints. Evidence on file. Calmer operations.
Built for property management companies and owners’ corporations: 24-hour recording, falling-object detection, stairwell smoking and dumping alerts, ANPR car-park control, body-worn cameras, visitor and resident access, plus full-system maintenance.
Every day, property managers and owners’ corporations juggle three pressures: thin staffing, resident complaints, and legal exposure around falling objects, fire-escape misuse and unknown visitors. Alcon Tech designs estate, mall-residential, industrial-building and clubhouse security as one system — turning CCTV from “look it up later” into live alerts and automatic evidence, so the management office covers higher-risk scenes with fewer people.
Staff stretched thin
Guards turn over quickly. No one can watch screens, patrol stairs and cover the car park around the clock.
Complaints never stop
Falling objects, smoking, dumped furniture, outside cars in residents’ bays — households want an answer now.
Legal exposure
Criminal liability, fire-safety rules, privacy and proof. The corporation needs records it can trace.
Security that fits how estates actually run
From lobby and stairwells to the roof, refuse rooms and the car park — cameras and AI are placed against real pain points. You do not have to rip out the whole old system at once.
Sites we can name
Estates and properties already installed, or that we may list in public. Contract terms and site rules apply.

Why property managers and IOs pick us

Questions property managers and IOs ask
If we add falling-object cameras, do we have to replace every old CCTV set?
Not usually. We first check whether current HD cameras are good enough, then add points on the roof, light well and façade, plus AI. A full swap is only suggested when image quality or coverage is short.
Do stairwell cameras breach resident privacy?
Stairs and escape routes are common areas, but lenses should not sit too close to flat doors, and the watch zone should be signed. We set angle, retention and whether audio is on, following Personal Data (Privacy) Ordinance guidance.
Can ANPR handle monthly, hourly and visitor cars together?
Yes. Whitelist auto-open, hourly charging and visitor check-in can sit on one system, with car-park CCTV kept as evidence for bay fights, barrier-running and theft.
The corporation does not have the full works budget yet. Can we start with the high-risk spots?
Yes. Start with falling objects, rear-stair smoking and lobby tailgating — high complaint, high liability — then expand in phases. Instalments can sit alongside that.
Will guards resist body cameras?
Most front-line staff prefer an objective record. Footage also protects them from false claims and helps the office review patrol quality and resident disputes.
What does a maintenance contract cover?
Typically scheduled visits, lens cleaning, NVR and disk health checks, software updates, fault repair and emergency cover. Scope is written after the survey, by estate size.
